The Basics
Ingersoll is home to about 13,700 people and sits on the Thames River in Oxford County. You can access Highway 401 at exits 218 and 222, putting you about 10-15 minutes west of Woodstock and 30-35 minutes east of London. That highway access matters if you're commuting for work.
Why Ingersoll Works
Location and Transportation
The 401 access is obvious, but here's what sets Ingersoll apart: it has VIA Rail Corridor service. If you work in Toronto, you can park and ride from your own station without transferring at Aldershot. That's unusual for a town this size. London's tech sector and Western University are just over half an hour away. Woodstock's Toyota plant is twenty minutes.
Healthcare Access
Most small towns have lost their hospitals. Ingersoll hasn't. Alexandra Hospital at 29 Noxon Street offers 24/7 emergency care, diagnostic imaging, and inpatient services. If you have young children or aging parents, having a hospital in town changes your daily reality.
Recreation That's Actually Used
Victoria Park Community Centre has a 25-meter lap pool, fitness centre, and year-round programming. The Ingersoll District Memorial Arena hosts hockey and winter leagues. Add the John Lawson Trail along the Thames, a skatepark, splash pad, and 18-hole golf club, and you get infrastructure that supports family life instead of just selling it.
Heritage and Culture
Ingersoll is the birthplace of the famous 1866 Mammoth Cheese, a 7,300-pound wheel that put Canadian cheddar on the map. The Ingersoll Cheese & Agricultural Museum and Ingersoll Creative Arts Centre give the town cultural depth most bedroom communities lack. Ingersoll also anchors the Oxford County Cheese Trail.
Where to Live in Ingersoll
Locals think about neighbourhoods based on downtown proximity, school catchments, and highway access rather than marketing names.
Heritage Core (Downtown & Thames Street)
Victorian and Edwardian century homes on generous lots with mature trees. You're walking distance to independent shops and riverside trails. These homes have original trim, tall ceilings, and front porches built for summer evenings.
Good for: Heritage lovers who value walkability and architectural character.
North End (Near Highway 59/Exit 218)
Newer subdivisions with move-in-ready homes and quick 401 access. Two-storey detached homes, townhomes, and family crescents close to Laurie Hawkins PS and IDCI. Commuter-friendly without feeling identical to everywhere else.
Good for: Families with school-age kids and London or Woodstock commuters.
South End (Near Exit 222)
Family subdivisions built in the 2000s and 2010s with modern layouts near the Ingersoll Golf Club. Quick highway exits, flat lots, minimal maintenance.
Good for: Practical efficiency and easy highway access.
Established Central Pockets
Post-war bungalows and 1½-storey homes on walkable streets near the community centre. Renovation-friendly properties with character minus the heritage price tag.
Good for: First-time buyers who want central location and walkability.
Current Market Conditions (October 2025)
The Woodstock-Ingersoll-Tillsonburg area saw 186 sales in October, down 10.6% year-over-year. The benchmark price is $608,800 (down 2.2% from last year), with a median detached home price of $649,900. Active listings are up 15.5% to 893 homes, and months of inventory sits at 5.1.
What this means: We're in a balanced-to-buyer-leaning market with good selection. You have time to think, negotiate properly, and get thorough inspections. Price reductions are happening.
Here's what those citywide averages don't tell you: a heritage Victorian near the museum trades differently than a 2015-build backing onto a school. I track Ingersoll-specific trends in real time, including new listings, price reductions, and absorption by neighbourhood. Before you make a decision, I'll pull a custom micro-market report showing what's actually happening on your street in your price range.
